Japan Home Atlas helps you decide which affordable homes deserve investigation. It does not verify title, availability, structural condition, buildability, tax outcomes, or subsidy eligibility.

Method documented; customer publication closed

The documented launch formula is an owner-authorized, automated research method built from dated official sources. It has not been professionally reviewed and is not tax, legal, brokerage, or financial advice.Activating the private method does not publish the exact-ten demo or open paid customer access; those require separate release actions.

  • The brokerage range starts at zero when buyer-side broker involvement or an agreed fee is unknown.
  • Fact-dependent taxes and fees are never silently estimated into the total.
  • No professional reviewer or credential is claimed.
  • The customer atlas and paid Checkout remain closed while launch gates are incomplete.

Every layer keeps its source and its limits.

Customer browsing reads the product database and rights-approved cached media. It does not scrape a Japanese listing site during the request. Every material result is known, pending, unavailable, or unknown.

Listing facts and translation

English, or an honest absence.

Source facts are normalized before supported Google Cloud Translation and a property glossary produce the English base. Customer fields require bounded evidence. If translation or evidence is not safe, the field remains pending or unknown instead of showing raw Japanese as finished research.

Acquisition-cost ranges

Versioned estimates, never quotes.

The launch method is owner-authorized automated research, not professional review. It uses a dated MLIT brokerage-compensation cap as the only numeric cost category; taxes, registration, stamp duty, professional fees, financing, renovation, insurance, travel, exchange costs, and other fact-dependent amounts remain explicitly unknown or excluded.

Hazard screening

Official map context, not site safety.

The Geospatial Information Authority of Japan is the source for bounded hazard-map screening. Coverage, dataset date, source state, and uncertainty stay visible. Missing or transparent tiles do not prove that no risk exists.

Nearby services

Straight-line context with attribution.

OpenStreetMap is a documented fallback for rail, medical, grocery, and municipal-office context. Results retain observation time and ODbL attribution. Straight-line distance is labeled as such; routing remains unavailable until a reviewed routing provider is selected.

Comparable transactions

Official context, not an appraisal.

The MLIT Real Estate Information Library can provide compatible transaction context filtered by property type, approximate distance, date, and available size fields. Published results must explain that coordinates may represent a nearest-station point and never declare a property value.

Population and subsidy links

Observed trends and verified links only.

Population research is designed around e-Stat and official MLIT datasets with observation and projection years. It remains pending until the transformation is reviewed. Subsidy information will link only to verified official pages and will never claim that a person or property qualifies.

Absence is not a negative finding.

An unknown may mean the original listing omitted the fact, translation failed, the evidence was ambiguous, the dataset was stale, coverage was unavailable, or the claim requires a professional determination.
